What do I need to know for my holiday rental

 

IMPORTANT PROPERTY INFORMATIONPLEASE READ

Tap water

The local tap water is pure enough to drink but the mineral content may not agree with you so it is best to consume bottled water during your stay.

Metal Shutters

The apartment has metal shutters over the windows and we suggest you close these when you leave the property for security reasons. They are also good for keeping the sun out and the apartment cool! Please open and close the shutters with care.

Security & grills

These are fitted to the property as a deterrent and ultimately to safeguard your belongings so please ensure these are kept locked when you are not in the property.

Air Conditioning

Please do not set the unit below 25 degrees. Correct use of the unit is to cool the room for 30 minutes and then use the fans. Repeat the process when the temperature increases beyond a comfortable level.

PLEASE DO NOT LEAVE ON WHEN OUT OF THE PROPERTY OR OVERNIGHT.

Electricity & Water supply

It is not unusual for utilities to be cut off for short periods of time in Spain. In the event of a power cut please check the switches in the fuse box behind the front door are all in the up position.

When using appliances please be aware the voltage is low in Spain so if too many appliances are on at the same time the electrics will trip

Water Stopcock

Generally, there are isolated valves in all kitchens and bathrooms. The main one is normally in the bathroom. There is one hot and one cold and one main one. Sometimes it is situated either on the wall high up in the bathroom or under the boiler or the Kitchen sink.

Boiler Instructions

Most boilers are electric and just plug in to work, the larger the tank the longer it will take to heat up. Allow 1-3 hours dependant on the size.

Furniture

When using sun creams and after sun please use a towel or a throw to protect the furniture.

Neighbours 

Please remember that the accommodation is privately owned and we would ask that you show consideration for your neighbours during your stay.

Keys and Alarm Fobs

While staying at the property, keys will be the responsibility of the occupant. If you lose your keys and require an emergency call out this will be charged to yourself and is usually approx. 100-150€ for a locksmith to replace the locks.

If you lock yourself out there will be a charge of 25 euros for me to come out and open the property for you.

Please note: Pool fobs are approximately 50 euro to replace!

Swimming pool

Please observe the swimming pool rules and regulations for your safety.

You should be aware that offences and breaches of communal pool regulations in Spain can result in Police involvement.

It will get hot during the summer months so please take advantage of the lovely swimming pools, make sure you wear high factor sun lotion and drink plenty of water to stay hydrated and take regular breaks from the sun in the shade.

Rubbish

There are large waste bins at the end of the road for disposing rubbish in. These are emptied regularly at night. To avoid unwanted insects during your stay can you please keep food in containers or bags and remove daily into the bins in the street.

Towels & bed linen

Linen & towels are provided for the number of guests booked, 1 bath & 1 hand towel per guest, beds made up for the booked no of guests. Should further bed linen and towels be used other than what has been supplied there will be an additional charge at 7€ per guests. If you decide to wash the towels and bedding during your stay please do not mix the colours

 Breakages

Accidents do happen. If any item does get broken during your visit, please could you inform us or alternatively replace like for like at your earliest convenience.

Loss or damage to Personal Property

WE do not accept responsibility for accidents, loss of property or damage to the property. In this event you should check your own personal holiday insurance. Where security or an Alarm is fitted to the property please ensure you use this as it could void any claim.

Health & Safety

Please remember to wear appropriate footwear when coming from the pool as the tiled floors can be slippery when wet. Whilst in the apartment take extra caution when showering, use bath mats where provided and mop up any spillages to avoid any accidents.

Chemists

These are located in most commercial centres and on the main high street of a town. They display the green illuminated cross outside and the opening hours are generally 10am to 2pm and 4.30 – 7pm.

What to do at the end of your stay

In order for us to prepare the property for the next guest please

  • Put all used towels in the laundry basket or bathroom.
  • Make sure you have all your belongings.
  • Put all perishables in the bin then take the rubbish to the green bins.
  • Make sure you have all your belongings especially phone chargers
  • Leave the bedding as we take it to the launderette so it is all professionally cleaned
  • if you have used a BBQ please ensure it is clean or a charge will apply

What is a holiday rental?

Holiday rentals are detached, semi detached or terraced  houses, villas, bungalows and apartments  offered for short term occupancy.

They are strictly regulated and all our rental properties have Tourist Licences. We manage the properties on behalf of the owners and they are usually rented on a nightly basis in the summer season and on a monthly basis in the winter months

What is your security deposit policy?

Security deposit varies per property type and is required to secure the booking, it is returned within 7 days of a holiday rental on inspection of the property and within 14 days of a monthly rental once all the utility bills have been finalised. ( These are included in a holiday rental )

Do I need insurance?

Yes, all the tenants need to have contents insurance before moving in to a long term rental to cover your personal belongings .

On a holiday rental we highly recommend travel insurance to cover any accidents, travel issues or sickness

Can I decorate or make changes to a long term property?

In most cases, a tenant can only decorate or make changes to the property with the express permission of the landlord. We recommend receiving this permission in writing.

What’s the pet policy?

On a holiday rental it will state if pets are allowed.

On a long term rental the pet policy depends on each owners prefereance and will be included in each specific lease agreement. You must notify our team of any pets before moving-in.

When you already have a pet and you want to add an extra one, please call our office first. We will process every request separately depending on the lease terms.

What if I accidentally cause damage to the property?

Don’t worry – accidents happen. Tell whoever is responsible for the property maintenance as soon as possible. You will be expected to cover the cost of putting it right.

Don’t try to ignore or hide damage because it could get worse, and it will only come out of your deposit at the end of the rental.
