Holiday & Winter Rentals
Overview:
- Allows property owners to rent their property for short periods while still reserving it for personal use.
- Income is maximized by advertising on popular portals like Homeaway, Owners Direct, Airbnb, Tripadvisor, and Holiday Lettings.
- Note: You must have a Tourist Licence before renting, even if your application is in progress.
Owner’s Requirements:
- Certificado de Compatibilidad Urbanística (we can apply for this).
- Tourist Licence and Fire Equipment (both legally required).
- EPC (Energy Performance Certificate).
- Public Liability Insurance (recommended).
- Spanish Bank Account (to receive rental income).
- Copies of NIE, Passport, and Utility Bills.
We Provide:

- Advertising on various letting portals.
- Response to inquiries within 24 hours and confirmation of bookings.

Long-Term Lets
Overview:
- Ideal for property owners who don’t wish to use the property and prefer a stable, consistent income.
- Tenants are required to pay one month’s rent in advance, a deposit, and utility bills. Pets require an additional deposit.
- Utilities and Internet are paid by tenants, while Suma and community fees are covered by owners.
- We act as the tenant’s contact for repairs during the rental period.
Owner’s Requirements:
- EPC (Energy Performance Certificate).
- Spanish Bank Account (to receive rental income).
- Copies of NIE, Passport, and Utility Bills.
- Management fee plus 10% of monthly rental income.
We Provide:
- Key Holding.
- Full Inventory and Photographs.
- Advertising and Accompanied Tenant Viewings.
- Preparation of rental contracts.
- Monthly collection of rent and utilities.
- Utility bill management (change to direct debit).

Full Property Management Service:
- Holiday Rentals: €395 annually plus 10% (+IVA) of rent/booking.
- Long-Term Rentals: €350 one-off fee plus 10% (+IVA) of rent/booking.
Additional Services:
- Key Holding Only: €60 (+IVA).
- Key Holding + Monthly Checks: €150 (+IVA).
- Certificado de Compatibilidad Urbanística: €95 (+IVA).
- Habitacion Certificate: €295 (+IVA).
- Tourist Licence: €95 (+IVA).
- EPC: €150 (+IVA).
- Fire Equipment: €85.
- Tourist Licence Plaque & Guardia Civil Registration: €45.
- Plaque, Fire Equipment & Guardia Civil Registration: €95.
- Call-out Fee: €15 for the first 30 minutes, plus €10 for each additional 30 minutes.
- Welcome Pack: Purchase cost plus €5.
Initial Cleaning & Laundry Services:
- 2 Bed Apartment: €75; House: €80.
- 3 Bed Apartment: €85; House: €90.
- 4 Bed Apartment: €95; House/Villa: €100.
- 5 Bed House/Villa: €150.
